Building Better ADUs with Prefabricated Steel Framing

Accessory dwelling units (ADUs) reward efficient design, repeatable details, and predictable construction. Prefabricated cold-formed steel framing offers an alternative to conventional stick framing for detached ADUs, backyard cottages, and small housing programs.

Why repeatability matters

An individual ADU can be highly customized, but repeat models create opportunities to reuse coordinated details, engineering assumptions where permitted, panel layouts, and manufacturing procedures. Site conditions and local approvals still require review on each project.

Designing for fabrication and transport

Panel dimensions should account for factory handling, shipping configuration, truck access, and erection equipment. Early decisions about door and window placement, roof geometry, service penetrations, and panel breaks help reduce downstream changes.

What is included in a shell kit?

The term shell kit is not universal. A framing-only package may contain steel wall panels and roof or floor framing, while a more complete enclosure package could include additional layers. Buyers should confirm exactly what is included, who installs it, and who is responsible for weatherproofing and finishes.

Single projects versus production runs

For a one-off ADU, design and engineering costs are distributed across one building. For a repeatable model, some coordination and setup effort can be spread across multiple units, potentially improving unit economics. Savings depend on quantities, locations, design consistency, and shipping strategy.
